Observations on November Single Family Home Sales by Price
Options Realty has just done a study on home sales by price range for Boulder, Broomfield, Erie, Lafayette, Longmont, Louisville, Niwot and Superior. Reports and charts can be seen at

Interesting points include…
Boulder sales are off 47% from 2008 however the $900K range is slightly ahead of last year. The $600K houses are only off 15%.
Broomfield home sales are only off 1% from last year. The $100K homes are more than double ’08. $300K are also ahead for the year and $200K and $400K are down just slightly.
Erie home sales are off 5% from 2008. $100K homes are more than double. $300K are up 23%.
Lafayette sales are off 18% from last year but $400K and $500K homes are strongly ahead, 18% and 78%. $1 million+ homes are also up from last year.
Longmont’s down 14% overall and their $1 million+ homes are up over last year. The $100K and $200K homes are by far the bulk of the market.
Louisville is off 5% overall but $300K, $400K and $700K homes are ahead of ’08.
Niwot’s down 18% for the year-to-date but the $700K and $800K homes are selling ahead of last year’s pace. Almost a third of Niwot’s market is in the $1 million range and up.
Superior is only off 1% from 2008 and the $300K, $400K and $500K home sales are better or even than last year.
